Once you have found a property to purchase and made an offer, you will need to instruct a Conveyancer. If our estimate of costs is acceptable to you, you will need to confirm our
instruction and pass our details to the Estate Agents.
You will then receive our Client Care Letter, Terms of Business and a questionnaire.
The draft contract pack, with property information and documents, will be received from the seller’s solicitors for review. These may be sent to you for your comments/confirmation.
We will raise any necessary enquiries on the information provided and will order searches. You will have the opportunity to raise queries about the property if you have any.
Once searches and enquiries are concluded, and a date for completion has been agreed,
contracts will be exchanged – at this point the purchase becomes legally binding.
We will need to have received your purchase funds prior to the completion date, and these funds will be duly sent to the seller’s solicitors on the day (SW Law will have requested any mortgage funding in advance). Once the seller has vacated, you will be able to collect the keys from the Estate Agents and move in to your new home.
